Start with the work, not a square-foot guess
A painting price depends on what needs to be painted and what it takes to create a sound finish. Two rooms with similar floor area can require different effort if one has damaged drywall, many doors and windows, intricate trim, or existing coatings that need attention. Exterior homes vary by siding type, height, access, and condition. A useful estimate describes the actual surfaces and tasks rather than relying on a rough area alone.
Preparation and repairs
Cleaning, scraping loose paint, sanding, patching, caulking, and priming can make up a meaningful part of a project. The right preparation depends on the substrate and existing finish. A contractor should identify visible concerns during the walkthrough and explain which repairs are included, which require a separate trade, and where hidden conditions may change the plan. A written scope helps keep those boundaries clear.
Product, finish, and color decisions
Different coatings and finish levels have different product costs and application requirements. Color changes, specialty finishes, and multiple colors can add steps. Ask what coating system is proposed and whether primer or additional coats are part of the scope. The product label and technical data sheet provide the manufacturer’s directions; a contractor should select materials appropriate to the surface and exposure.
Access, protection, and schedule
Tall stairwells, occupied rooms, furniture protection, tight access, and work-hour limits can affect labor and scheduling. For commercial work, phasing around operations may also shape the plan. These are practical project conditions, not hidden add-ons to guess at later.
Compare written proposals
When comparing bids, look for surfaces, preparation, repairs, products, number of coats if specified, protection, exclusions, schedule assumptions, and cleanup. The lowest total is not directly comparable if the scopes differ. Ask questions before signing and keep the agreed scope in writing.
A good next step
An on-site walkthrough gives the contractor a chance to see the surfaces and discuss your priorities. Orca Painting prepares a written proposal after reviewing the project. Request an estimate and use the walkthrough to clarify details before work is scheduled.
